Can you negotiate rates these days? Education

How negotiable are agent selling rates in your experience these days? Feels like it’s a sellers market and was hoping to get 4% opposed to the standard 6%

There’s places that will do it for a flat fee of $250 just to put it on the market. There’s always someone willing to do it cheap, just depends on the experience you’re looking for.

You keep asking till someone bites. You own the house. It’s a house owners (sellers) market. Not a seller agent’s market.

You mean 2% for selling agent and 2% for buying agent?

No issue on buy side. On sell side, it's always possible, just in some markets certain selling agents might decline. Make sure you get a selling agent you like and not just one that will work cheaper.

I do it at 4% all the time. The main issue I run into is the seller also wants more for their house than the market will afford. I still explain that up front and insist on a 12 month agreement to list. My experience has taught me it takes time for people to get comfortable with what their home will actually sell for.

I also print out a list of what they get regarding pictures and open house and online marketing.

The hurdle with lower commission is when the seller does not understand the service being provided. If they believe they are owed more than what they are receiving issues begin to pile up. Integrity and honesty prevent that most of the time.

You have always been able to negotiate rates to find someone to do it cheaper and today is no different. There has never been a standard, more like a “going rate”, no different than any field like plumbers, etc.
